Long Beach Storage Center: A Dream Realized

When it comes to the Long Beach Storage Center team, you know for sure into which category they fit. They are like most of the self storage operators I have met over my 15 years in the industry. They, like most of you, make it happen.

It started with a 1950’s poured-in-place concrete two-story building owned by Gerardo Licciardi and his father. When Gerardo’s father passed away, he wanted to do something special with the building to honor his father. Through a little vision and persistence, the facility plans were approved and the original building was replaced with the new three-story facility that has become Long Beach Storage Center.

Although some might consider Long Beach Storage Center a small facility, this team has hit a home run with their niche self storage operation. The 355-unit facility is six months old and already has a strong batting average with 92% occupancy. This state-of-the-art facility is creating value by offering its customers a place to work, store and ship all in one place. When developing the business, the management team asked, “How can we differentiate our business from our competitive environment?”

One example of their attention to detail is when their market survey demonstrated security was a priority for tenants, they met that demand by installing 32 cameras (including one in each hallway), individually alarmed units and cylinder locks (known as “security locks”). Additionally, they use “zoned security” so that all eleven access points to the property close and open with the office hours. During move-in, tenants are presented with a tenant insurance product, as the team feels it is a vital part of their tenants feeling secure about their personal belongings.

Although self storage is their core business, other added-value benefits include U-Haul truck rentals, executive office suites, free WiFi, a business and copy center, a shipping center, EV charging station and free Starbucks coffee. Such benefits let the community know Long Beach Storage Center is there to serve them.

The operational team members of Long Beach Storage Center are Gerardo Licciardi, Owner, Donald Thompson, Management Consultant and Phillip Salaiz, Manager. Each of them has a passion for what they do and have skill sets that complement one another, much like players on a baseball team.

We have all heard the saying, "It is the small things that make a big difference." This is true in our personal lives as much as it is in our business lives. If we take the time to look around, we all can contribute to our community in some way, no matter how small it may seem. A lot of times we think, “Oh, that will not make a difference,” but it does. Organizations like Charity Storage are a great example of a giving back to those less fortunate. One such way Long Beach Storage Center is giving back to its community is by offering the local police and fire departments access to its three-story buildings for after-hours training.

A well-run self storage facility is like a winning baseball team. It makes the most of every team member's talent and takes advantage of every split-second opportunity to speed up and enhance services. I believe anyone who visits Long Beach Storage Center would say they hit a home run.
